Step 1: Selecting a Home Site
Many of our clients either already own the site on which they want
their home built or an existing home they are looking to teardown
and rebuild. However, if you are not already in possession of a
home site, Zarrilli Homes can assist you in one of three ways.
- First— We often hold several home sites in our inventory
that might suit your relocation plans.
- Second—We can connect you
with a reputable
real estate agent in the area you are looking
to move to.
- Third—Because we stay abreast of the Real Estate
Market seeking available
investment opportunities, we may be able to
direct you to the home site of your dreams based on our own
research
and
expertise.
Step 2: Home Design and Planning
Our premier home manufacturers offer countless designs that fit
and meet the needs of many of our clients, often with little
or no customization.
Some customers come with their own set of plans ready to go,
maybe with slight modifications to make them “modular” friendly
or to conform to their home site specifications.
Nonetheless, Zarrilli Homes prides itself on being a custom modular
builder. For clients who just have a general idea of what they
want and are seeking a truly custom home, the design process
often begins
with a series of meetings with the builder who creates a “rough
draft” of your ideas utilizing our custom software. You are
then referred to one of our preferred architects to turn those preliminary
drawings into your ultimate masterpiece.
Finally, the architect coordinates with our engineers to finalize
your plans to be ready for submission to the home manufacturer.
The engineers ensure that your home fits your site’s specifications
and that it meets all structural requirements.
Step 3: Variances and Permits
Due to its longevity in the Building Industry, the Zarrilli Family
has established exceptional relationships with township officials
in many of the Jersey Shore communities. This, coupled with
our professional expertise and knowledge of the latest building
codes
and regulations,
enables us to effectively assist you through the variance and
permit processes.
Step 4: Financing
Once your plans are finalized, Zarrilli Homes will
provide you with a final contract price. You may choose to handle
all
of your financing
personally. However, for those needing a resource, M&T
Bank is our preferred lender, specializing in the financing
of modular home
construction. M&T offers not only an on–line application,
quick approval, and competitive rates, but most importantly,
arranges a
payment schedule that caters to the purchase of a modular
home. While most other banks will not release the lump sum
of cash needed upon
delivery of the home, M&T ensures you have the cash you
need when you need it.

Step 5: Construction
Construction begins with the clearing of your lot and/or demolition
of an already existing home. Once completed, your foundation
(slab, crawl space, or
basement) is constructed. During this time, your final home plans are often
being
reviewed by the township to obtain the building permit.
Once the building permit is issued, your house is
ordered from the home manufacturer and delivered to your home site
in approximately
six weeks.
On–site completion
of the home often ranges from 60 to 120 days, contingent upon the size
of the home and the options and upgrades selected.
You will be introduced to your Project Manager,
a member of the Zarrilli family, who is present on your site on
a day–to–day
basis to act as
your consultant
through the construction process.
Step 6: Home Warranty and Service
As a member of the 2–10 Home Buyers Warranty,
Zarrilli Homes offers a 10–year warranty on your home, in
addition to all other warranties
provided by
the manufacturers of the materials and mechanicals of your home.
